Quality Communities I, LP (the “Landlord”) evaluates each rental application with a scoring method provided through an independent third party contractor (The Screening Pros, LLC) that weighs the indicators of future rent payment performance. An unsatisfactory credit report can disqualify an applicant from renting an apartment in this community. An applicant will be denied if he or she has been evicted by a landlord in the past 24 months or has a collection or debt owning to a previous landlord. The Landlord will reject an application where any member of the household has been convicted of any criminal activity, including but not limited to drug activity, violent criminal activity, or any other criminal activity that would threaten the health, safety or right to peaceful enjoyment of the premises by other residents. Also, applicants with any member of the household who is subject to a lifetime registration requirement under a state sex offender registration program and sex offenders who are not subject to registration will be rejected.
Disclosure/Consent:
I have been advised that I have the right to make a written request, directed to the appropriate credit reporting agency, within a reasonable time for a complete and accurate disclosure of the nature and scope of any credit investigation. I understand that upon submission, this application and all documents become the property of the Landlord, or its agent, and will not be returned to me under any circumstances.
I hereby authorize the Landlord to conduct a background investigation, which will be necessary to qualify me as tenant and to verify references that I have provided, which will include but not be limited to reviewing credit reports, eviction information, criminal convictions, rental history, employment, salary information, and police and vehicle records. I hereby release the Landlord, and its employees and any other agents, from any and all liability for any damage whatsoever incurred in furnishing or obtaining such information.
I authorize credit bureaus, financial institutions, employers, or other persons having personal knowledge about me, to furnish any information in their possession regarding me in connection with a rental agreement. I will present any other information required by the Landlord in connection with the lease contemplated herein.
I agree to pay a non-refundable application fee to the Landlord as the agreed compensation for credit investigation, processing and verification of the application, other expenses and/or loss of rent, and the Landlord shall have no further obligation to me. In no event is the application fee refundable. I hereby waive any claim for damages by reason of non-compliance of this application, which the Landlord or its agent may reject.
I declare that all information that I provided in this application is true and correct, and that providing false information is cause to be rejected as a tenant and/or evicted.
I acknowledge that the Landlord will require the same information for all adults (18 and over) living in the apartment. Failure to provide this information is cause for this application to be rejected. I certify that that I am submitting this application on my own behalf, and that I am not renting a room or apartment under any other name.
